Frequently Asked Questions

    1. Who obtains the building permits?
1. What services do you provide?

We provide design and construction management services for the development and rennovation of automobile dealerships.  Design services include quick makeovers, architecture, landscape architecture, interior design, lighting design, furniture procurement, coordination of automotive, data processing and audio/visual equipment, civil engineering, structural engineering, mechanical engineering, and electrical engineering.  Design services also include procurement of development entitlements.   Construction management services include contractor selection, budgeting, and construction observation and payment approvals during construction.

2. Who obtains the building permits?

We do! Most people don't realize that the planning permits (we take care of those too) often take longer to obtain than the building permits do. Planning and building permit applications need to be filled out carefully using the exact terminology the governing authority wants. We have plenty of experience doing these!

3. How much do your services cost?

Services are based upon staff current hourly billing rates from $60.00 to $110.00 per hour.  Fees vary with the size, scope of services  and complexity of the project.  A general rule of thumb is the total for architectural, structural, mechanical and electrical engineering services will range between 6-8% of the cost of construction.

4. If you are not from my town, how will you get the project done?

We have worked on projects across the United States.  We work with local design consultants and construction companies.  Typically, we hire a local civil engineer and landscape architect.  At the Owner's request, we will retain specific consultants, contractors and vendors who are business clients of the dealership.
