Introduction:

Benefits of Design-Build Project Delivery:

1. Single Responsibility from Start to Finish:

The design/build approach provides both architectural and engineering services along with project construction under a single agreement. DBM’s design staff works on a daily basis with our construction professionals.  This combination of resources results in maximum control and immediate response as your project changes from a concept to a completed building.  Adversarial finger pointing between design and construction people is eliminated.

2. Early Knowledge of Firm Price:

DBM’s design/build team, working closely with the client, accurately conceptualizes the completed project at an early stage.  Continuous and concurrent estimating during the development of design results in accurate guaranteed construction costs and schedule far sooner than is traditionally possible.  This permits firm establishment of project feasibility and financing well in advance of final construction.  

3. Value Engineering:

Design and construction personnel, working and communicating as a team, evaluate alternative systems, materials and methods, efficiently and accurately.  From the outset of the project, both design and construction expertise are brought to bear upon all components of a project.  Operating expense is evaluated against capital cost to optimize life-cycle costs.

Design and construction schedules are telescoped with bidding periods and redesign time eliminated.  Long-lead time purchases are made early in the design phase.  Total project duration is significantly reduced, resulting in earlier utilization and superior total project economics.

3-D Computer Animation:

DBM can use computer animation to improve client understanding of complex design projects.  Overcoming the inability to “read”  two-dimensional orthographic drawings, computer animations can be used to fly over or walk through three dimensional computer models.  Enhanced rendered animations can realistically show exterior and interior lighting conditions and material finishes.

Automotive Parts and Service Equipment
Because the successful integration of the latest automotive equipment is essential to the design of today’s dealership facilities, DBM has developed relationships with some of America’s best automotive equipment  manufacturers and distributors.  Manufacturers like Stanley Storage Systems, Frick-Gallagher, John Bean and Hunter Engineering help DBM plan new parts and service facilities or renovate existing ones.  With a knowledge of equipment dimensions and requirements, DBM designs its facilities around the equipment rather than forcing the equipment to fit the building.  Our network of national manufacturers allows DBM to provide and install a wide range of competitively priced equipment across the country.

Computer Aided Drafting & Plotting:

DBM can provide full computer aided drafting and plotting services to support construction document production for  consultants not located near the building site.  Drawing revisions can be sent via modem and plotted at DBM offices for distribution to governmental agencies and DBM field personnel.

DBM’s design services web site (http://www.db-m.com) can be a convenient central information reference source to be accessed on a daily basis by your company managers, lenders and consultants via the Internet.  If desired, DBM can set up a secured page with current accounting and project scheduling information.  Construction progress photographs can also be posted to communicate job conditions with the project’s principals, lenders and professional design consultants.

Project information, including backup information, can be reported according to your needs.  If you have a custom report format or other specific information requirements, we have the flexibility to supplement our standard procedures.

This innovative product is a cost effective replacement for traditional concrete “fast-lube” basements for new and existing buildings.  The molded fiberglass modular sections complete with built-in shelving are watertight and solve the problems associated with high water tables or contaminated soils.   Conforming to major building codes, the factory manufactured units can be installed quickly and in a virtually unlimited number of design layouts.

Quick Makeover Service:

Independent research shows that the lifecycle of a typical retail store is 5-7 years before a "makeover" is necessary. A makeover consists of changes to improve interior flow as well as installing new or updating existing finishes, colors, lighting, furnishings, plants, artwork and accessories. After a "makeover" a business will typically experience a significant increase in sales volume, customer satisfaction and employee retention at a much lower cost per square foot than new construction. Our quick makeover service package includes one day on-site with the dealer to inspect your competition, walk through your own facility and discuss cost effective recommendations. The on-site visit is followed by a written report of recommendations including cost budgets for each recommended element. Value Engineering:

Value engineering is not the wholesale stripping of the detail that separates the spirit of architecture from functional building. The process is sometimes a clear choice of one superior material or method over an inferior one.  More often it is a value judgment - a balancing of quality and price to maximize the value of the client’s investment. 

  1. Value engineering starts with a complete understanding of the client’s “values” - the client’s budget and business performance objectives.
  2. A baseline budget is then established based upon the design professional's preliminary drawings and specifications.
  3. From that, quantifiable cost saving objectives are set to determine the degree of change that will be required to maximize the client’s investment value.
  4. Then, the project is divided into its functional component areas such as restaurant, lobby, guest rooms, back areas and outdoor areas, because changes to the design will be made by areas and not by CSI Divisions.
  5. Next, a review of each CSI Division by functional area is done and compared with typical unit costs experienced by the general contractor for the type of construction proposed.  Sections with significant variance to typical costs are targeted for further review.
  6. A brainstorming review and discussion of each CSI Division is made within the company by a group of project managers and field superintendents and in some cases major system subcontractors. 
  7. Finally, the most promising cost savings are identified for research and specification of alternates for presentation to the client and their consultants.

After the presentation, additional cycles of steps 5 through 7 may take place until an acceptable balance of quality and price is reached.
